SHORT-TERM RENTAL AGREEMENT
This agreement is between Harborkey ("Host") and [Guest name] ("Guest") for the furnished rental "Sullivan U1" at 6 Brighton Street Charlestown ("Property").
1. STAY. Check-in [check-in date] after 16:00; check-out [check-out date] by 11:00. Maximum occupancy is 2 guests. This is a temporary occupancy for vacation or business purposes and does not create a tenancy.
2. PAYMENT. The total for the stay is [total shown at booking], due at booking.
3. SECURITY DEPOSIT. No security deposit is required. Guest remains responsible for damage as described below.
4. CANCELLATION. Moderate: Full refund if cancelled at least 5 days before check-in. After that, 50% of the nightly rate is refunded until check-in.
5. HOUSE RULES. Guest agrees to follow the house rules:
No smoking
No parties or events
Quiet hours 10pm – 8am
6. CARE OF THE PROPERTY. Guest will keep the Property in good condition and is responsible for damage caused by Guest or their visitors beyond normal wear and tear, and for any extra cleaning, lost keys or rule violations.
7. ACCESS. Host may enter the Property with reasonable notice for repairs or inspections, or without notice in an emergency.
8. LIABILITY. Host is not responsible for loss of or damage to Guest's personal belongings, or for injuries except where caused by Host's negligence.
9. EARLY TERMINATION. Host may end the stay without refund if Guest seriously breaks these terms (for example, unauthorized parties, exceeding occupancy, illegal activity or significant damage).
By checking the box at booking, Guest confirms they have read and agree to this agreement, the house rules and the cancellation policy. Electronic acceptance has the same effect as a handwritten signature.
